Transformers for Shopping Malls
Large malls rarely use one transformer.
A shopping mall has a distinctive load: very large HVAC and lighting common areas, escalators and lifts, cinema and food court equipment, plus dozens of separately metered tenancies with widely varying demand.
Large malls rarely use one transformer. Load is distributed across several substations so that LV cable runs stay short and each zone can be metered, maintained and expanded independently.
What Matters for This Application
- Very high HVAC and lighting load in common areas
- Tenant fit-out changing load zone by zone over time
- Long LV cable runs if the substation is centralised
- Fire safety in a high-occupancy public building
- Trading hours: almost no maintenance window
- Future expansion or re-tenanting
Recommended Transformer Solution
- Multiple distributed substations rather than one central unit
- Dry type transformers in indoor plant rooms
- Pad mounted units for external zones, car parks and anchor tenants
- Low loss designs to reduce continuous common-area energy cost
- Monitoring and metering for tenant cost allocation
- Spare capacity and space reserved in each zone
Sizing Guidance
Mall sizing treats common area load and tenant load separately. Tenant load uses an allowance per square metre by category — fashion, food and beverage, cinema, supermarket — with diversity applied across the tenant mix.
Installation Notes
- Distribute substations to keep LV runs short and losses low
- Reserve space and cable routes in each zone for future capacity
- Provide acoustic treatment near cinemas and food courts
- Integrate metering for tenant billing and energy reporting
Testing and Commissioning
Before energisation the unit is checked on site: insulation resistance, voltage ratio and vector group, earthing and terminations, and functional checks of protection and monitoring devices. See the testing page for the full programme.
