1. Build the load profile by zone
Separate guest rooms, public areas, kitchen and laundry, HVAC and chiller plant, pool and spa, conference and banqueting, and back-of-house.
Guest room load uses a per-room allowance with diversity, not every room is occupied, and not every occupied room is at full load.
2. Check the peak windows
Kitchen, laundry and HVAC often peak together in the morning. Size the transformer for that coincident peak, not for the sum of all zones.
3. Prioritise low noise
Guest comfort is the business. Specify a maximum sound level, use a low-noise core design, anti-vibration mounts and flexible connections, and locate plant rooms away from guest rooms.
4. Choose dry type indoors, oil outdoors
Dry type cast resin inside the building. For resort campuses, outdoor units in pad mounted enclosures or corrosion-protected enclosures serve villas and external facilities.
5. Protect against humidity and salt
Coastal resorts need appropriate enclosure material, paint system and IP rating. For dry type, cast resin performs better than VPI in humid and salt-laden air.
6. Plan for expansion
New wings, villas and conference facilities are common. Reserve capacity and physical space in the substation at design stage.
